Integrated construction services: from planning to operation
We manage construction as one connected process. This includes coordinating project documentation, construction schedules, procurement, engineering decisions, site teams, quality control and the preparation of executive documentation.
Design coordination and general contracting
We support the full construction cycle: preparation and coordination of project documentation, organisation of expert review and permitting procedures where required, planning of resources and construction schedules, and coordination of contractors on site.
Residential, office and retail construction
We work on multi-storey residential developments, family-type homes, office buildings, retail premises and other commercial properties. Our approach takes account of the building’s purpose, engineering requirements, energy efficiency, safety and future operation.
Industrial construction
For industrial facilities, we consider not only the structure itself but also production and internal logistics, utility systems, fire safety, equipment compatibility and the long-term operational requirements of the business.
Protective shelters and specialised structures
We carry out construction works for bomb shelters and other protective structures, taking account of approved design solutions, engineering systems, functionality and applicable Ukrainian requirements for civil-protection facilities.
Engineering systems, facades and technical maintenance
We deliver key construction packages including engineering networks and systems, facade works, site preparation, general construction works and, where required, ongoing technical maintenance of completed facilities.
How one general contractor helps manage time, cost and coordination
Construction projects depend on coordinated work between designers, suppliers, engineers, structural teams and specialist contractors. When these responsibilities are spread among unrelated parties, delays and technical conflicts can arise at the interfaces between design, procurement and construction.
As a general contractor, Aleksandria coordinates the agreed scope of work from project documentation and budgeting to site organisation, construction control, executive documentation and preparation for commissioning.
| Management area | Separate contractors | Single general contractor model |
|---|---|---|
| Construction schedule | Requires coordination between multiple independent parties | Planned and coordinated through one integrated construction schedule |
| Design and engineering decisions | Potential conflicts between architectural, structural and engineering disciplines | Coordination of related decisions before and during construction |
| Materials and procurement | Responsibilities may be divided between several contractors | Material requirements and delivery logistics are planned according to the construction sequence |
| Client communication | The client may need to coordinate several separate contractors | One communication point and contractual responsibility within the agreed scope of work |
Project timelines, budget, technical scope and responsibilities are determined individually after reviewing the design documentation, site conditions, technical requirements, logistics and contract terms.
Case study: family-type homes in Zhytomyr Oblast
Aleksandria Construction Company, together with Estonian company KMT Prefab, contributed to the construction of three modern family-type homes in Zhytomyr Oblast. The project was implemented within an initiative of the Estonian Centre for International Development (ESTDEV), funded by the Government of Estonia and supported by the Olena Zelenska Foundation through the “Childhood Address” initiative.
| Location | Zhytomyr Oblast, Ukraine |
|---|---|
| Project format | Three family-type homes for large foster families displaced by the war |
| Project partners | ESTDEV, the Government of Estonia, KMT Prefab and the Olena Zelenska Foundation |
| Floor area | 212 m² per house |
| Layout | Seven bedrooms and four bathrooms in each house |
| Key features | Estonian design, a shelter and children’s playgrounds |
The project combined international support, Estonian architectural and engineering solutions, and the work of Ukrainian construction professionals to create safe and comfortable homes for foster families with children.
Our approach to construction management
We organise each project so that every stage is connected to the next one: from site data and project decisions to construction execution, quality control and handover.
- Technical and engineering review: assessment of site data, geodesy, architectural constraints, technical conditions and potential project risks before construction begins.
- Resource and cost planning: development of estimates, financing schedules, material requirements, equipment needs and workforce planning.
- Coordination of related contractors: alignment of designers, engineers, construction teams, facade specialists and suppliers.
- Technical control: supervision of work quality, compliance with project decisions, construction sequence and applicable Ukrainian construction regulations.
- Handover and maintenance: preparation of the facility for commissioning through the Unified State Electronic System in the Construction Sector where required by law, followed by technical maintenance where needed.
